The comfortable downstairs area of this rural retreat consists of a kitchen, sitting and dining space with open fire and floor tiles that were salvaged from the former dairy at Paxton House.
Upstairs there is a double bedroom and newly-renovated bathroom.
The property has a cottage garden with grass lawn, making them perfect for relaxing on a summer day and for BBQs.
The cottage is surrounded by parkland, private driveways and woodland offering attractive walks and views of the Cheviot hills.

Grooms Cottage
Perfect for a country break for two – dog friendly as well.
Groom’s Cottage is a self-catering cottage in the Scottish Borders. This charming vintage-inspired holiday rental is set in the Georgian stables at Wedderburn Castle and offers traditional style with modern comforts, including a newly-renovated bathroom. It is located in the countryside, but is just over a mile from the pretty village of Duns.
Downstairs there is a sitting/kitchen/dining area with open fireplace, flat-screen television, DVD player and a pine dining table. The kitchen has a hob, oven, microwave and washing machine. The stunning tiles on the floor were salvaged from the old dairy at nearby Paxton House and the space is full of character. Upstairs there is a comfortable double bedroom with a newly-renovated adjoining bathroom with new fittings including a bath and shower. The cosy cottage has 24-hour oil central heating and hot water.
The cottage has a garden outside as well as parking. It is surrounded by the grounds of Wedderburn Castle and you are welcome to walk around the glorious parkland and woodland on the estate.
Groom’s Cottage is a great base to explore the Scottish Borders and North Northumberland. To the East there are dramatic coastal walks at Coldingham and St Abbs as well as beaches and soem great diving. To the West there are country houses, ruined abbeys and hills. To the North you can find Edinburgh (just an hour’s drive away) and East Lothian, while to the South you can visit Berwick-upon-Tweed, Holy Island, Alnwick Castle and the sights of Northumberland.
There are a large number of walks close to the cottage and it is also well located for Borders cycle routes. There is a golf course within two miles and lots of others within an easy drive. There is also a golf driving range within walking distance.
Groom’s Cottage is a cosy country retreat in a unique location.
We welcome well-behaved dogs.
Guests have access to Grooms Cottage and the surrounding garden. They are welcome to walk in the grounds and around the estate of Wedderburn Castle. We would only ask that they do not use the lawns or drives immediately around the castle if there is a wedding or event taking place.
Dogs are charged at an additional £25 per dog supplement. Please do not leave dogs unattended in the property.
